We must admit, ever since we opened our doors in 1971, HouseMaster has seen a lot of things. However, since the pandemic began in 2020, we’ve had to adapt to a new way of conducting our inspections. Since every state has their own rules and guidelines for handling home inspections during the pandemic, our practices differ from state to state, area to area.

In the past, buyers and their agent could attend the home inspection so they can ask questions as they arise, as well as see the problems in person that the inspector points out. However, the pandemic has limited face-to-face interactions and home inspectors must go to the property alone.
This isn’t a problem if the house is unoccupied – the inspector can access the home either by a lockbox placed on the door by the real estate agent or by using a key placed under a mat or a planter.

Other cities have asked inspectors to adhere to precautions issued by public health officials and some have even implemented remote services and video inspections.
These new changes have created a backlog of inspections that needed to be completed now that stay-at-home orders have been lifted. This backlog could mean it may take longer to get an appointment for a home inspector to visit the property. This is something that will need to be considered when you’re negotiating a contract, as the typical allotted time frame to have an inspection completed is around 10 days.
Skipping Home Inspection
It’s a competitive market in the Bay Area and buyers are considering waiving their right to a home inspection if they may run into a situation where there’s a considerable waiting period to get an appointment. After all, there’s usually a tight deadline to get the inspection done.
While skipping the inspection is an option, it’s not necessarily a wise one as there are some big risks associated with it. For example, an inspection could reveal that the roof needs to be replaced, but if you don’t have an inspection, you’ll be responsible for those repairs… And fixing a roof isn’t cheap!
